Property Valuations
The first step in determining a disposition strategy is the valuation of an individual asset or portfolio. NAI Realvest can provide a variety of valuations ranging from broker’s price opinions (BPO) to highest and best use analyses. When preparing valuations, we analyze property location and condition, market area dynamics, and recent comparable sales and listings to determine a market value for the asset.
Broker Price Opinion
For an exterior BPO, we visit the property and perform a no contact inspection where we perform a site visit, take property photographs, perform an exterior inspection and record existing conditions. A complete BPO requires access to the interior of the asset and includes an existing conditions inspection. We then research sale and listing comparables in the competitive market area and provide an opinion of value.
Highest and Best Use Analysis
NAI Realvest has the comprehensive ability to evaluate the highest and best use of a property. Our professionals are land entitlement experts and offer their extensive knowledge of local market conditions, competitive land parcels and the regulatory environment to assist owners in formulating a strategy for maximizing the value of their real estate holdings.
Asset Management
The NAI Realvest team of property management and accounting professionals provides full-service asset management services for large institutions as well as single property owners. We have the in-house expertise and resources to comply with the cash management, reporting and accounting requirements for any sized portfolio. Our property managers are committed to preserving and enhancing the appearance of each property and taking the steps necessary to increase its value during the hold period. The asset management team at NAI Realvest oversees the development of annual budgets, capital expenditures, tenant and property legal matters, and billings and collections for each asset. If necessary, a local tax consultant can be retained to successfully challenge property tax values. NAI Realvest also employs a team of maintenance service professionals on a scheduled or as needed basis. Uniformed employees attend to basic electrical, plumbing and mechanical service requests.
Our property management clients have the opportunity to opt into our Master Insurance Program, underwritten by Zurich North America. Our clients have realized savings of up to 60% with this program. Property and general liability premiums are calculated based on replacement cost and total square footage under management with NAI Realvest.
Development Services
When a property is in the midst of halted construction or work-in-progress, our development professionals can manage the construction process to stabilize the property through project completion and sale. NAI Realvest will identify outside professionals to complete the improvements necessary for safety, security and to enhance the value of the asset. Our development team will also review project approvals and entitlements to identify any value-adding aspects and the steps necessary to prevent approvals and permits from expiring.
